Unfortunately a lot of financial advice, even a lot of popular financial advice, misses the mark. So often the advice needs a disclaimer, "This works only if ____," where fill-in-the-blank is:
You did it decades ago (not true today)
You live in certain areas, like NOT in an expensive city (real estate advice)
You were already affluent (e.g., had a head start from inter-generational wealth)
You got lucky (it worked once so you wrote a book)
